The AC in our villa in Jumeirah seems to be leaking a little water onto the carpet in the master bedroom, and now I’m finding small black spots around the skirting board. It’s been incredibly humid this month and I’m worried it’s the start of a major mold problem. What’s the most effective way to dry this out and treat it myself to stop it from spreading?

An AC leak on carpet in Dubai's humidity is a high-risk scenario for mold growth. The black spots are likely Stachybotrys or Cladosporium, which thrive in the constant dampness caused by condensation from a leaking unit.
Your immediate priority is drying. Stop the leak at its source by turning off the AC unit and calling an HVAC technician to repair the condensation drain line, which is the most common cause. Extract as much water as possible from the carpet and underlay using a wet-dry vacuum. Then, use high-volume fans and a dehumidifier running continuously for at least 48-72 hours to dry the area completely. You must pull up the edge of the carpet to dry the underside and the concrete subfloor beneath; if the underlay is wet, it almost always requires replacement, as it is nearly impossible to dry thoroughly and will wick moisture back. For the visible mold on the skirting board, wearing an N95 mask and gloves, scrub the hard surface with a solution of detergent and water. Do not use bleach, as it does not kill mold at the root and can worsen indoor air quality. The porous carpet fibers are a bigger concern. If the mold has penetrated the carpet, professional cleaning with an antimicrobial treatment is the minimum required. However, given the prolonged moisture exposure typical with an AC leak, section replacement of the carpet and underlay is often necessary to prevent recurrence and hidden growth. In villas, the concrete slab underneath acts as a cold surface, promoting further condensation and worsening the problem. If the affected area is larger than one square meter, or if you detect a persistent musty odor after cleaning, a professional inspection with moisture meters and thermal imaging is advised to assess the full extent of the damage within the wall cavity and subfloor. |
