Mold inspection in the UAE is a diagnostic process to identify the type, concentration, and source of mold in a property. Given Dubai’s high humidity and year-round AC use, properties are prone to condensation issues that fuel mold growth, often hidden inside walls or AC units.

Start with a visual check for visible discoloration, a musty odor, or persistent allergy symptoms among occupants. For minor, visible patches, a surface sample can sometimes identify the species. For widespread issues, unexplained health problems, or a musty smell with no visible source, a professional inspection is recommended. They use moisture meters, thermal imaging, and air sampling to locate the moisture source and assess spore levels throughout your air.

The most critical step is identifying and fixing the underlying moisture problem—be it a leak, rising damp, or condensation from an AC unit. Simply cleaning visible mold without addressing the water source guarantees it will return. In many cases, the inspection report from an accredited microbiology lab is essential to understand the specific health risks and create a targeted remediation plan, not just a general cleanup.
