How to treat AC mold in Dubai villa and stop it?« Back to Previous Page

The AC in our bedroom has been leaking a bit onto the carpet, and now I’m seeing these small black spots in the corner behind the wardrobe. We’re in a Jumeirah villa and I’m worried it’s spreading because my husband’s allergies have been acting up. What’s the best way to treat this ourselves to stop it for good, and should we get the building’s maintenance involved for the AC unit?

Address the leak first; that's the source. Turn off the AC and contact your building maintenance or an HVAC technician to repair the condensation drain line or faulty insulation, which are common causes in Dubai's climate.

For the visible mold on the wall, DIY cleaning is a temporary measure for small areas (under 1 sqm). Wear an N95 mask and gloves. Scrub the affected drywall or carpet with a mixture of detergent and water, then thoroughly dry the area with a fan. Do not use bleach, as it doesn't prevent regrowth and can damage surfaces.

However, given the leak has reached the carpet and is behind furniture, hidden growth in the wall cavity or under the carpet pad is very likely. DIY surface cleaning won't stop it for good. Your husband's allergic reactions are a significant indicator that spores are airborne.

The best course is a professional inspection. They use moisture meters and thermal cameras to find the full extent of the water damage and hidden mold behind walls. A lab analysis of a tape lift sample can identify the mold type, which is crucial for understanding health implications and verifying the cleanup was successful. For a permanent solution, the wet carpet padding likely needs replacement, and the wall may require cutting out and replacing affected sections after the leak is definitively fixed.
