AC leaking water, black spots and damp smell - what to do?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet in the corner of my bedroom. I wiped it up, but now I’m worried because I’ve seen a few small black spots forming on the skirting board and the room has that damp smell. What’s the best way to clean this immediately and who should I call to fix the AC unit to stop it for good?

The black spots and damp smell indicate active mould growth, which is common when AC condensation leaks onto porous materials like carpet and skirting boards in Dubai's humid climate. For immediate cleaning, wear a mask and gloves. Use a solution of white vinegar or a dedicated mould-cleaning product on hard surfaces, but avoid bleach as it doesn't kill the root. For the carpet, professional cleaning is often needed, as the underlay is likely wet and contaminated.

The priority is stopping the source. The AC leak is likely due to a clogged condensate drain line or a faulty drain pan, extremely common issues here from year-round AC use. You must call a certified HVAC technician to inspect and repair the unit. Simply wiping the water won't stop the problem; the persistent moisture will cause mould to return quickly.

Given the visible growth and musty odour, a professional mould inspection is advisable. They can use moisture meters to find hidden dampness in walls and perform air or swab tests to identify the mould type. This is crucial for determining the correct remediation method, especially if the leak has been ongoing. In many cases, the carpet and damaged skirting board may need to be removed to properly dry and treat the area to prevent recurrence.
