Should I report black mold to management or inspect first?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, the one on the outside wall. It wasn't there during the last inspection, and it feels slightly damp to the touch. I'm worried it might be from a leak in the building's facade or our AC unit. What's the best way to handle this—should I call the building management first, or get a professional inspection myself?

Document the mold with clear photos and note the dampness. In Dubai, this is likely due to condensate drain line blockage from your AC unit or, more seriously, water intrusion from a building envelope leak, which is a common issue with facade sealing in the climate.

You should inform building management immediately, especially as it's on an outside wall. Under Dubai regulations, the building owner is typically responsible for the structural integrity of the facade. Provide them with your evidence and request an inspection for water ingress. Do not attempt to clean it yourself, as disturbing it can release spores.

A professional indoor environmental assessment is also a prudent step if management is slow to respond. An inspector can use a moisture meter to pinpoint the water source and take tape-lift samples for lab analysis to confirm the mold type, which dictates the remediation protocol. This provides independent, verifiable evidence if you need to escalate with management. Addressing the root cause—be it an AC repair or a facade seal—is the only permanent solution.
