We've lived in our villa in Springs for 2 years and just noticed a bunch of black, speckled spots spreading along the corner of our master bedroom ceiling. I think it might have started after our AC unit had a minor leak a few months back that we thought we'd dried properly. What's the fastest way to handle this myself, or is this a job where I absolutely need to call a professional cleaning company?

Black mold spreading on your ceiling after an AC leak is a common issue in Dubai villas, especially in humid communities like The Springs. The high humidity and constant AC use create ideal conditions for mold when a moisture source is present.

For a small area (under one square meter), a DIY approach can work. Wear an N95 mask and gloves. Scrub the area with a mixture of water and detergent. Do not use bleach, as it only removes the colour and can push spores into the air. After cleaning, the area must be completely dried. The critical step is fixing the source of moisture. The old AC leak likely left moisture inside the ceiling void, which will cause the mold to return unless properly addressed.

However, given that it's spreading and originated from a leak you thought was dried, the moisture infiltration is probably more extensive than visible. For recurring or larger patches, a professional inspection is strongly recommended. They use moisture meters to find hidden dampness inside the wall and can ensure the AC drain line and insulation are not contributing to ongoing condensation. In many cases, the ceiling may need to be opened to dry the cavity properly.

For health safety and to identify the mold type, a lab test can provide clarity, though visible mold growth with a known water source should be remediated regardless of species.
