Who handles mold inspection in a Dubai villa closet?« Back to Previous Page

My bedroom closet on the outside wall has started to smell really damp, and I just pulled out a winter jacket to find dark greenish spots all over the back of it. We’ve lived in our villa in Jumeirah for two years and this is the first time we’ve had this issue, probably from all the humidity these past few weeks. What’s the best way to get a proper mold inspection done here, and should I call a specialist or will the building maintenance handle it?

For a villa in Dubai, you are responsible for the inspection and remediation of mold within your private property, not the building maintenance. This type of issue is almost always best handled by a specialist, not a general handyman.

The damp smell and greenish spots you describe, especially on an exterior wall during a humid period, strongly suggest a condensation issue or a small hidden leak. In Dubai's climate, exterior walls can become cold from constant AC, and when humid air from inside penetrates the closet, it condenses on the cooler surface, creating the perfect environment for mold. A proper inspection should identify the source of the moisture first, as treating the mold without fixing that is only a temporary solution.

A qualified inspector will use tools like moisture meters and thermal imaging cameras to locate dampness within the wall cavity that isn't visible. They should also take air and surface samples for lab analysis to identify the mold species, which determines the appropriate remediation protocol. Look for a provider with certified mold inspectors (like from IICRC) and their own microbiology lab, as this ensures the analysis isn't sent overseas, drastically speeding up the process. They should provide a detailed report outlining the cause, the type of mold, and the steps required to fix it.
