Should I remove this AC mold myself or call a professional?« Back to Previous Page

The AC in our villa in Jumeirah seems to be leaking into the wall, and now we have a bunch of black and green fuzzy patches spreading behind the bedroom wardrobe. It's been getting worse since the humidity spiked a couple of weeks ago. Is this something I can tackle myself with bleach from ACE, or do I absolutely need to call one of those professional mold removal companies?

This is a professional remediation case, not a DIY project. The combination of an active AC leak inside a wall cavity and visible spreading mould creates a high-risk scenario. The wall likely has significant hidden growth that bleach from a surface wipe cannot address.

In Dubai's climate, the constant humidity and year-round AC use mean this moisture problem will not resolve itself. The leak must be fixed first; a certified HVAC technician should inspect and repair the AC unit and drainage line to stop the water source.

For the mould, surface cleaning with bleach is ineffective on porous materials like drywall and can push spores deeper. Proper remediation requires isolating the area, removing contaminated porous materials safely, and using professional-grade antimicrobials. Crucially, the hidden mould inside the wall must be located and removed to prevent regrowth and structural damage.

Given the scale and location, a professional inspection is essential. They use moisture meters and borescopes to assess the damage inside the wall and provide a protocol that follows Dubai Municipality's health and safety guidelines for remediation. The goal is to fix the root cause and restore the area to a verifiably clean condition.
