We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It's been really humid lately and I'm worried the spores are getting into the AC. What's the best way to handle this myself, or should I call the building management first?

In Dubai's high humidity, mold growth on an exterior wall corner is common due to thermal bridging, where the cold wall meets warm, moist air, causing condensation. This is a building envelope issue, not just a surface problem.
First, report it to your building management immediately. Under Dubai Municipality regulations, they are responsible for the structural integrity of the building, including addressing moisture infiltration from the outside that causes mold growth inside. They should inspect the external wall for cracks or failed sealant and repair it to prevent recurrence. Simply cleaning it yourself will not solve the root cause. For the existing patch, if it's smaller than a square foot, you can carefully clean it with a diluted vinegar or hydrogen peroxide solution while wearing an N95 mask and gloves. Never use bleach, as it doesn't kill the roots and its moisture can fuel regrowth. However, this is a temporary measure until the leak is fixed. Because you're concerned about AC contamination, it's a valid concern as spores can circulate. A professional inspection with air and surface sampling can identify if the mold is confined or has become airborne, which dictates the remediation scope. For a hidden issue like this, DIY is often insufficient. The humidity will continue to drive the problem without addressing the structural moisture source. |
