The AC in our master bedroom closet has been leaking on and off for a couple of months, and now we’ve found a large patch of black mold spreading on the back wall. I’ve wiped it down with vinegar, but it keeps coming back within a week, and I'm worried about it getting into our clothes. What is the most effective, permanent solution to kill this mold for good and prevent it in our humid climate, and should I call the building management to fix the AC unit first?

Vinegar only removes surface mold and will not address the root cause, especially in Dubai's high humidity. The permanent solution requires a two-step process: fixing the moisture source and then properly remediating the contaminated materials.
You must call building management immediately. Dubai Municipality regulations hold them responsible for maintaining and repairing central AC systems, including fixing leaks from the unit or condensate drain line. Until that leak is permanently repaired, any cleaning effort is temporary. For the mold itself, porous materials like drywall that have been consistently wet for months often need to be cut out and replaced, as the fungal roots (hyphae) grow deep within. Simply wiping the surface is insufficient. For non-porous surfaces, a thorough cleaning with a dedicated antimicrobial solution is needed, followed by HEPA vacuuming to capture spores. Given the size ("large patch") and recurrence, a professional inspection is strongly advised to assess the full extent behind the wall. In a closet with clothing, the risk of cross-contamination is high. Remediation should include isolating the area and using air scrubbers to prevent spores from spreading. The goal is to return the moisture levels to normal, which in Dubai often requires ensuring the AC is properly sized and functioning to manage the indoor climate and prevent condensation. |
