How to permanently prevent black mold around AC windows?« Back to Previous Page

My kids have been coughing and I suspect it's from black mold forming around the windows in their bedroom. We’re in a villa in Jumeirah and I noticed it starting to appear about two months ago, mostly in the corners where the AC condensation seems to gather. I’ve wiped it away with bleach a few times, but it keeps coming back. What’s the most effective long-term solution to prevent this from happening again, especially with our humidity?

Black mold reappearing after cleaning with bleach indicates an ongoing moisture issue that bleach cannot solve. In Dubai's high humidity, especially in coastal areas like Jumeirah, AC condensation on cold window frames is a primary cause. The most effective long-term solution requires addressing both the moisture source and the mold colony itself.

First, you must control the condensation. Improve air circulation around the window by ensuring the AC vent is not blocked and is directing air across the glass surface. Using a dehumidifier in the room, particularly during the more humid winter months, can measurably reduce ambient moisture levels that contribute to the problem.

Second, professional remediation is often needed for a permanent fix. Bleach only removes surface discoloration; the microscopic hyphae (roots) of the mold penetrate the porous surfaces like drywall or wood around the window. These require specialized antimicrobial agents to be properly neutralized. After treatment, the area should be sealed with a mold-resistant primer before repainting to prevent regrowth.

Finally, inspect the AC unit itself. An overworked or faulty AC may not be dehumidifying the air effectively, exacerbating the condensation issue. An HVAC technician can check if the unit is correctly sized for the room and operating efficiently. For persistent problems linked to health symptoms like coughing, a professional inspection and possibly air quality testing are recommended to identify the specific mold type and spore concentration, providing a clear target for remediation.
