The AC in our Jumeirah villa has been leaking a bit onto the carpet in the upstairs hallway for a while, and now I’ve pulled back the corner and found a patch of black, fuzzy mold underneath. I only noticed it this morning because the musty smell suddenly got a lot stronger. What’s the absolute fastest way to deal with this safely myself, or do I need to call a professional company right away?

Stop using that AC unit immediately to prevent further moisture. For a small patch (under 1 square foot), a DIY approach can be attempted, but the continuous leak and sudden increase in musty odor suggest a more serious issue.

Ventilate the area well and wear an N95 mask, gloves, and goggles. The black growth could be Stachybotrys (toxic black mold) or another species; only lab testing can confirm this. Clean the hard surfaces with a detergent solution, but the water-damaged carpet and its underlay are likely not salvageable and will need to be removed and properly disposed of to prevent spore spread.

In Dubai's climate, the underlying cause is critical. The leak must be fully repaired by an AC technician to stop the constant moisture, or the mold will return rapidly due to our high humidity. Given the leak's duration and the presence of absorbent materials like carpet, a professional assessment is strongly recommended. They can conduct moisture mapping to find all affected areas, including inside walls, and perform air and surface sampling to identify the mold type, which dictates the remediation protocol. This is not just about cleaning what's visible; it's about ensuring the hidden problem is resolved.
