Is AED 3,500 a fair price for bedroom mold removal?« Back to Previous Page

Our bedroom wall behind the wardrobe has these black splotches that have been spreading since the humidity kicked in a couple of months ago. We’re in an older building in Deira and I’m worried about my family’s health, especially my toddler’s asthma. I got one quote for remediation that was around AED 3,500, which seemed really high. Is this a standard price for a small bedroom, or should I get more quotes?

That price is high for a standard bedroom remediation unless there's significant hidden damage. Older Deira buildings often have persistent moisture issues from pipe leaks or rising damp in walls, which can complicate the job and increase the cost.

The primary concern is identifying and stopping the moisture source. Mold behind furniture like a wardrobe is common in Dubai's humidity, as airflow is restricted and condensation builds up against cooler external walls. Simply cleaning the visible mold without addressing the underlying dampness means it will return.

For your toddler's asthma, the species of mold matters. While often referred to as "black mold," many species appear black; some are irritants, while others can be more problematic for sensitive individuals. A proper inspection should include a moisture meter reading of the wall and potentially an air or surface sample to identify the mold type, which guides the remediation protocol.

Obtain two more detailed quotes. A legitimate assessment should include a scope of work: containment of the area to prevent spore spread, HEPA filtration, removal of contaminated porous materials (like damaged drywall or insulation), antimicrobial treatment, and a post-remediation verification test to confirm the space is clean. The final price is justified by this process and documentation, not just the visible cleaning. Without these steps, any lower price may be ineffective.
