How to prevent recurring mold in wardrobe on exterior wall?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots in the back of the bedroom wardrobes, which are built into the exterior wall. I'm worried it's getting worse now that the humidity is rising again. What's the most effective long-term solution to stop this from happening every winter?

The black spots in your wardrobe are likely mold caused by condensation forming on the cooler exterior wall, a very common issue in Dubai villas, especially during the more humid months. The temperature difference between the air-conditioned interior and the sun-heated wall creates a perfect environment for moisture accumulation and mold growth.

For a long-term solution, you must address the root cause: the temperature differential and resulting condensation. Start by improving air circulation inside the wardrobe. Leave the doors slightly ajar for a few hours each day or install passive louvered vents in the doors or sides to allow air to move freely. A small battery-operated dehumidifier or moisture absorber (like silica gel packs) placed inside can also help significantly reduce the damp microclimate.

The most effective measure is to insulate the interior back and side walls of the wardrobe. A contractor can install a thin layer of foam board or reflective insulation behind the shelves. This creates a thermal break, preventing the cold interior air from directly contacting the warm wall surface and thus stopping condensation from forming in the first place.

For the existing mold, have a professional assessment to confirm the species, as some types require specific remediation protocols. The current growth should be properly remediated—not just wiped—to remove the spores before implementing these preventive measures. In serious or recurring cases, a professional inspection using thermal imaging can pinpoint the exact condensation points and help design a targeted, permanent solution.
