Who is responsible for mold in my apartment wardrobe?« Back to Previous Page

We've been in our Discovery Gardens apartment for almost a year, and I just pulled out our winter clothes from the back of the built-in wardrobe. I found a bunch of my shirts and jackets covered in black fuzzy mold, and the wall behind feels damp. Who is responsible for fixing this and reimbursing me for the damaged clothes—me or my landlord?

This situation is unfortunately common in Dubai's climate, where high humidity and constant AC use can lead to condensation in poorly ventilated spaces like wardrobes on exterior walls. Responsibility typically depends on the source of the moisture.

If the dampness is due to a structural issue, like a hidden water leak from plumbing or a crack in the building envelope, the landlord is generally responsible for repairs under Dubai rental law. However, if the moisture is from ambient humidity and condensation—common with closets filled with clothes and pressed against a cold exterior wall—mitigation often falls to the tenant. The landlord must provide a habitable property, but the tenant must maintain adequate ventilation.

Your first step is to immediately notify your landlord or property management company in writing, with photos of the mold and the damp wall. They should arrange an inspection to determine the moisture source. Do not attempt to clean significant mold growth yourself, as improper handling can spread spores. For extensive damage, a professional inspection can identify the species and the exact cause, which is critical for determining liability.

Regarding reimbursement for damaged belongings, this is typically handled through your own contents insurance policy. Landlord insurance usually covers the building structure, not tenant possessions. Check your tenancy contract for any specific clauses related to mold or property damage.
