How to permanently stop window moisture and black mold?« Back to Previous Page

My kids have been coughing and I suspect it might be from black mold. I keep finding small black spots around the edges of the windows in our master bedroom, especially after I run the AC for a long time. I wipe it away but it always comes back a few weeks later. What’s the best long-term solution to stop this moisture from building up around the windows in the first place?

The recurring moisture and black spots are condensation, a very common issue in Dubai's climate due to high humidity meeting cold AC-cooled surfaces. The mold likely isn't the highly toxic Stachybotrys but is still an irritant that can cause the coughing you're noticing.

For a long-term solution, you must manage the condensation point. First, ensure your AC is not set excessively low; a setting of 23-24°C can reduce the extreme temperature differential that causes water to form on the window frame. Second, improve air circulation around the window by ensuring your AC vents are not blocked and are directing air towards the glass. Using a dehumidifier in the room, especially during more humid periods, can also measurably reduce ambient moisture.

The black spots indicate a established mold presence. Simply wiping it away doesn't remove the microscopic roots. You should carefully clean the affected areas with a solution of white vinegar or a dedicated mold-cleaning product, wearing a mask and gloves. For persistent or large-scale growth, a professional inspection can identify the exact species and spore concentration, which is particularly advised with health symptoms present. They can also apply antimicrobial coatings to the treated areas to prevent regrowth.

Ultimately, controlling the humidity and surface temperature is the permanent fix. If the problem persists after these steps, the window seals themselves may be faulty and require replacement to prevent moist outdoor air from infiltrating.
