How to stop AC condensation and mold in closet?« Back to Previous Page

The AC in our master bedroom closet seems to be leaking condensation again, and we’ve found a patch of black mold on the back wall. It’s our first winter in the Meadows villa, and I’m worried the humidity from the recent foggy mornings is making it worse. What’s the best way to get this professionally cleaned and what can I do to the AC unit itself to stop this from happening every season?

Condensation and mold in AC closets is a common issue in Dubai villas, especially during the more humid winter months when the AC's cooling cycles are shorter and less effective at removing moisture. The immediate mold patch should be professionally remediated, not just wiped, as improper cleaning can aerosolize spores.

For the AC unit itself, the leak is likely due to a blocked condensate drain line, a common problem. A full AC service should include blowing out the drain line with compressed air or nitrogen to clear any algae or sludge buildup. Ensure the service includes checking that the drain pan is properly sloped and that the condensate pump, if present, is operational. The unit's air filter should also be cleaned or replaced to maintain proper airflow, as restricted airflow can cause the evaporator coil to freeze and then flood when it thaws.

Long-term, consider having a UV-C light installed inside the AC unit's air handler. This technology, when properly specified, can help reduce microbial growth on the coil and in the drain pan, which is a primary cause of drain line clogs. For the closet itself, improving ventilation can help; leaving the door ajar periodically allows humid air to escape. In many older villas, the AC closet was not designed with sufficient ventilation, making these issues recurrent without professional intervention.

For a situation with visible mold and recurring water, a professional inspection is recommended to assess the full extent and provide a targeted solution. The remediation should follow DHA-aligned protocols to ensure it is handled safely and effectively.
