Need a mold inspection for damp closet and moisture source?« Back to Previous Page

Our master bedroom closet on the outside wall has started to smell really damp, and I just pulled out a stack of winter clothes to find dark greenish spots all over the back wall. This started after that heavy dew we had a couple of weeks ago, and it’s getting worse. Is there a recommended company that does a thorough mold inspection to find the source of the moisture, and are they allowed to do the testing themselves or do I need to get a permit?

That damp, musty smell with visible greenish spots strongly suggests active mold growth, likely due to a moisture intrusion. In Dubai's climate, this is commonly caused by condensation from an AC supply line running through the wall, a small leak from the external wall seal, or even high indoor humidity condensing on the colder exterior wall.

You need a professional inspection to pinpoint the exact moisture source. A thorough inspector will use tools like thermal imaging cameras to detect temperature differences and moisture meters to quantify the dampness within the wall cavity. Simply cleaning the visible mold is ineffective if the underlying water issue isn't resolved first.

In the UAE, a reputable inspection company is allowed to perform the air and surface sampling themselves. The critical factor is that the analysis must be conducted by an accredited third-party microbiology lab to ensure impartial, accurate identification of the mold species and concentration. There is no permit required from authorities like Dubai Municipality for the inspection or testing process itself; the permit requirement is typically triggered later if the remediation work is extensive and involves structural demolition or alterations.

For your situation, focus on finding a provider that offers a comprehensive diagnosis, including a detailed report with lab results and a clear protocol for fixing the moisture source before any remediation begins. This science-driven approach is the only way to ensure the problem is solved permanently.
