Is black mold in my AC an urgent landlord issue?« Back to Previous Page

The AC in my apartment seems to be blowing out a damp, earthy smell that’s gotten worse over the last couple of weeks. I just pulled the cover off the unit in my bedroom and found a bunch of black, fuzzy spots all over the insulation inside. With the humidity lately, I’m worried it’s spreading through the vents. How urgently do I need to get a professional mold removal company in here to clean it, and is this something that would require my landlord to handle?

That black, fuzzy growth in your AC unit is a common issue in Dubai due to the high humidity and constant condensation inside the systems. It should be treated as an urgent issue for your health and the property's integrity.

In most rental agreements, the maintenance and repair of fixed air conditioning systems are the landlord's responsibility, especially when it involves a potential health hazard like microbial growth. You should notify your landlord or property management company in writing immediately, including clear photos of the mold. This creates a formal record of the issue. They are typically obligated to address it promptly to ensure the property is habitable.

Given the damp smell and visible growth, a professional inspection is strongly recommended. The urgency is high if you or anyone in your household experiences headaches, congestion, or worsened allergies. Spores can spread through the ductwork. Proper remediation involves more than just wiping the visible spots; it requires identifying the moisture source, containing the area to prevent cross-contamination, and using HEPA filtration to clean the air and ducts. For verification, a post-remediation test from an independent lab is the only way to confirm the environment has been returned to a safe condition. Do not use the AC until it has been inspected.
