The AC unit in our master bedroom in our Jumeirah villa seems to be leaking a little water onto the carpet below it. I've noticed a faint, damp smell in the room for the past couple of weeks, and I'm terrified of black mold growing inside the unit or under the carpet. What's the most effective way for me to clean and treat this area myself to stop it for good?

An AC leak in your villa is a priority fix as the combination of water and Dubai's high humidity creates ideal conditions for mold growth within 24-48 hours. Your damp smell is a strong indicator that microbial growth has already started.

First, address the leak's source. For a split-unit, the most common cause is a clogged condensate drain line. Turn off the AC at the circuit breaker. Locate the white PVC drain pipe outside and check if it's dripping; if not, it's likely blocked. You can attempt to clear it by gently pouring a mixture of warm water and white vinegar down the drain line access point near the indoor unit. Do not use bleach, as it can damage the pipe and coil fins. If the leak persists, the issue could be a damaged drain pan, low refrigerant, or a faulty installation, which requires a certified HVAC technician.

For the affected carpet, the water must be completely dried. Pull back the carpet and remove the underlay. Use wet-dry vacuum extraction and high-velocity fans to dry the concrete slab and carpet backing thoroughly. This is critical; surface drying is insufficient. If a musty odor remains after drying, the carpet pad must be replaced, and the carpet itself may need professional cleaning. Visually inspect the area for visible mold growth.

While surface cleaning with a vinegar solution can address minor spots, a persistent damp smell suggests growth inside the unit or deep within materials. DIY methods cannot access or assess the internal evaporator coil or ductwork. For a confirmed or suspected mold issue, a professional inspection with air and surface sampling is recommended to identify the species and concentration, as what is often called "black mold" can be one of several types with varying implications. This is especially important in a bedroom where you spend extended periods. Proper remediation ensures the problem is solved at its source, not just masked.
