Black mold on AC filter: clean myself or call professional?« Back to Previous Page

The AC in our bedroom has been making a funny, damp smell for the last few weeks, and this morning I finally pulled the filter out and saw patches of black dust around the edges. We’ve lived here for 2 years and just noticed this now. Is this something I can clean myself with a spray from the hardware store, or do I need to call a professional mold inspection company to check the entire unit?

Seeing black dust on your AC filter is a common issue in Dubai due to our high humidity and year-round AC use, which creates constant condensation inside the units. This is likely a mix of dust and mold spores, but the species matters for risk assessment.

For a minor, surface-level patch confined to the replaceable filter, you can handle it yourself. Dispose of the old filter immediately in a sealed bag. Wear an N95 mask and gloves while handling it. Vacuum any loose debris from the filter housing with a HEPA-filter vacuum, then wipe the area with a damp cloth. Install a new, high-quality filter.

However, a persistent damp smell indicates mold growth is not just on the filter but likely deeper within the AC system, in the cooling coils or drip pan, which you cannot access or properly clean yourself. Hardware store sprays often just mask the smell temporarily and do not address the root colony. Disturbing it without proper containment can also spread spores throughout your bedroom.

Given the smell has lasted weeks and you’ve noticed it in your sleeping area, a professional inspection is the prudent choice. They use borescopes to visually confirm growth inside the ductwork and can take surface samples for lab analysis to identify the mold type, which dictates the necessary remediation protocol. This is the only way to be certain the unit is addressed properly and the air quality in your home is safe.
