How urgently must I fix AC leak causing damp carpet?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet in the living room. I only noticed it a couple of days ago and now there's a small dark patch on the carpet that smells really damp and earthy. With this humidity, how quickly do I need to get this sorted before it becomes a major health problem?

Address this within 24-48 hours. In Dubai's high humidity, mould can begin colonizing damp materials like carpet and its underlay in as little as 48 hours. The earthy smell you detect is a strong indicator that microbial growth has already started.

The immediate health risk is primarily irritation—worsened allergies, congestion, and respiratory discomfort. For infants, elderly residents, or anyone with asthma, the risk is elevated and the timeline is more urgent.

First, stop the source. Turn off the AC unit to prevent more water from leaking and place a dry towel on the spot to absorb excess moisture. Do not attempt to shampoo or extensively wet-clean the carpet, as this adds more moisture.

The carpet and, more critically, the underlying padding will likely need professional attention. Padding acts like a sponge and is nearly impossible to dry thoroughly in place. In many cases, the affected section of carpet and padding must be cut out, dried, and replaced to prevent the mould colony from spreading inside your home.

Given the visible damp patch and odour, a professional inspection is recommended. They can use moisture meters to assess the full extent of the water damage behind walls or under flooring that isn't visible. For verification, a surface or air sample sent to a microbiology lab can identify if the mould present is a common allergen or a more problematic species. This is the most definitive way to assess the health risk and guide the necessary remediation steps.
