How to permanently fix black mold in my AC closet?« Back to Previous Page

My master bedroom closet on the outside wall has a patch of black mold that keeps coming back, even after I wipe it down with bleach. We live in an older building in Jumeirah, and it seems to get worse whenever we run the AC non-stop during the hottest weeks. I’m worried the moisture is coming from the air conditioning unit itself or the insulation. What is the most effective long-term solution to stop this for good?

Recurring mold indicates a persistent moisture source that bleach cannot address. Bleach only removes surface discoloration but doesn't kill the root structure, and its high water content can actually feed future growth.

In older Jumeirah buildings, the most common causes are condensation from poorly insulated AC ductwork running through the closet or a slight seepage through the external wall that the constant AC operation then condenses moisture onto. The non-stop AC during peak summer creates a significant temperature differential that exacerbates condensation on any cold surface.

The only permanent solution is to identify and eliminate that moisture source. Start by having a professional inspection that includes a thermal imaging scan to pinpoint exactly where the cold spots and moisture are originating from—this is critical. They will check for insulation gaps on the AC supply lines or ducts within the closet and assess the external wall for potential water ingress.

The fix typically involves properly insulating all cold AC components in that space and potentially addressing the wall's vapour barrier. In many cases, improving ventilation in the closet can also help reduce stagnant, humid air. For a definitive diagnosis and remediation plan aligned with Dubai Municipality standards, a certified assessment is essential to stop the cycle for good.
