Urgent: Black mold on damp wall, notify landlord immediately?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the bottom of the wall behind our sofa in the living room. It's on the wall that faces the outside of our villa in Jumeirah, and it feels a little damp. I'm worried it might be spreading. Is this something I need to get my landlord to fix immediately, or can it wait a couple of weeks?

Yes, you should notify your landlord immediately. Black spots on a damp external wall in a Jumeirah villa are a sign of moisture intrusion, which will not resolve itself and will continue to spread.

The dampness is likely due to a leak in the external wall or a failed waterproofing membrane, a common issue exacerbated by Dubai's humidity and occasional heavy rains. The enclosed, low-airflow space behind a sofa creates a perfect environment for mold to thrive. You should move the sofa away from the wall to allow the area to dry and improve air circulation.

Under UAE tenancy law, structural repairs and issues related to the building's integrity, such as water seepage through walls, are the landlord's responsibility. Send them a dated written notification with clear photographs, as this creates a formal record of the issue. A professional inspection is needed to diagnose the moisture source; simply wiping the mold away will be ineffective if the leak isn't fixed.

For your health, limit exposure to the area, especially if anyone in the household has allergies or respiratory sensitivities. The remediation process involves stopping the water source, properly drying the structure, and then removing the contaminated materials.
