Is black mold removal my responsibility as tenant?« Back to Previous Page

The wall behind our bedroom wardrobe in Jumeirah has these black spots that seem to be spreading. We’ve been in this apartment for a couple of years, but this just appeared after the humidity really spiked last month. Is getting this professionally removed my responsibility as a tenant, or is this something the landlord’s maintenance team should handle?

Black mold removal responsibility in Dubai rentals depends on the source of the problem. Your tenancy contract is the primary document for this, but a general rule is that structural issues (like a leaking pipe in the wall or faulty external waterproofing) are the landlord's responsibility. Damage you cause is your responsibility.

Given the location behind a wardrobe and the timing after a humidity spike, the cause is likely condensation. In Dubai's climate, cold exterior walls from constant AC can create a condensation trap when warm, humid air meets that cold surface, especially in a poorly ventilated space like behind furniture. This moisture encourages mold growth.

First, move the wardrobe away from the wall to allow air circulation. Wipe the visible mold with a diluted detergent solution (wear a mask and gloves). However, this only addresses surface growth. For a recurring issue, a professional inspection is needed to confirm there isn't a hidden leak and assess the extent. They can also identify the mold species, as some types common in high-humidity environments require specific remediation protocols.

Contact your landlord or building management to report the issue immediately. They should send their maintenance team to investigate the wall for leaks from adjacent bathrooms or the outside. If it's determined to be a building defect, they must fix it. If it's purely condensation, you may be responsible for the cleaning, but the landlord has an interest in preventing property damage. Always document all communication with photos. For serious infestations, remediation by a certified company is advised to ensure it is handled safely and effectively.
