Is bedroom mold above toddler an emergency?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a large patch of black and green mold spreading from the corner of our bedroom ceiling. It's right above where my toddler sleeps, which has me really worried, especially with all the humidity lately. Is this something I need to get my landlord to fix as an emergency, or is it okay to wait a few days for maintenance?

Yes, this requires urgent action from your landlord. The combination of location (directly above a sleeping toddler), the size (a large, spreading patch), and the presence of multiple colors strongly suggests active growth that needs immediate attention. Toddlers are more vulnerable to mold exposure due to their developing respiratory systems.

In Dubai's high humidity, ceiling mold typically indicates a chronic water leak from a pipe in the slab above or, more commonly, severe condensation due to poor insulation where the cold AC meets the warm, humid air. This is not something surface cleaning will fix; the root cause must be addressed.

You should formally notify your landlord and building management in writing today, requesting emergency repair. While regulations may not specify a timeframe for response, the health risk to a child provides significant leverage. They are responsible for identifying and repairing the source of moisture. A professional inspection can verify the moisture source and the extent of the mold, which may be more widespread inside the ceiling cavity.

Until it is resolved, consider temporarily moving your toddler to another room. Do not attempt to disturb or clean the mold yourself, as this can release a high concentration of spores into the air. The remediation process should include fixing the water intrusion, removing the contaminated materials, and properly drying the area to prevent recurrence.
