How to clean and seal mold from AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be constantly leaking, and now I’ve spotted these dark, speckled patches on the wall behind the bedroom unit. It’s been getting worse since the humidity really kicked in a couple of months ago. What’s the most effective way to clean this off the painted wall and seal it for good to stop the mold from coming back?

The dark, speckled patches from an AC leak are a common issue in Dubai, especially during humid periods. The constant moisture creates an ideal environment for mold. Simply wiping it away won't solve the problem; the underlying water issue and potential fungal growth inside the unit must be addressed.
First, stop the leak. This is a non-negotiable first step. You must have an HVAC technician repair the condensation drain line or fix whatever is causing the water to escape. Without this, any cleaning will be temporary. For the wall, a solution of white vinegar and water (1:1 ratio) or a dedicated mold-cleaning product can be effective for surface growth on non-porous surfaces. Scrub the area thoroughly. However, if the mold has penetrated the drywall or plaster, the affected section will likely need to be cut out and replaced, as the roots can remain deep within the material. After the area is completely clean and dry, you can seal it. Use a stain-blocking primer specifically designed to seal in moisture and prevent mold from bleeding through, followed by a mold-resistant paint. These are available at most hardware stores in the UAE. Crucially, the AC unit itself must be inspected and cleaned by a professional. The internal drip pan and evaporator coils are probable sources of the mold, and spores will continue to blow into your room. A proper cleaning involves accessing and sanitizing these internal components. For persistent issues or if occupants experience health symptoms, a professional inspection with surface or air sampling can identify the specific mold type and concentration, which guides the appropriate remediation strategy. In Dubai's climate, proactive maintenance is key to preventing recurrence. |
