AC mold and damp smell: DIY or call building management?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp smell, and I’ve just found patches of black and green mold spreading behind the wardrobe in my master bedroom. It’s on the wall facing the outside, and we’ve had the AC running non-stop for months. What’s the best way to deal with this myself, or should I call my building management first?

That damp smell and visible mold indicate two connected issues: your AC unit is likely a source and the wall has a condensation problem. In Dubai's climate, this is a common but serious combination.

Call your building management first. They are responsible for the building's external envelope and structural integrity. The mold on an external wall suggests a possible leak or, more commonly, thermal bridging causing condensation inside the wall cavity. This is a structural issue you cannot fix yourself. Dubai Municipality regulations require landlords to maintain properties to a habitable standard, which includes addressing moisture intrusion.

For the AC, the damp smell is a strong indicator of microbial growth inside the unit or ducting. While you can clean visible vent covers with a dilute bleach solution, a professional inspection is needed to assess the evaporator coils and drip pan, which are common mold reservoirs. Running a moldy AC spreads spores throughout your apartment.

Given the scale you describe, a professional assessment is the safest approach. They can differentiate mold types, identify the moisture source, and recommend a remediation plan. For a case involving both an AC unit and structural wall, DIY solutions often fail to address the root cause, leading to rapid regrowth.
