Should I urgently address AC leak and black mold?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water into the carpet next to the vent in the living room, and now I’m seeing some fuzzy black spots spreading from the corner of the wall. It’s been slowly getting worse over the last couple of weeks since the humidity really kicked in. Given how quickly things can grow here, is this something I need to call a professional about urgently this week, or can it wait until my next scheduled maintenance?

Yes, you should address this urgently. An active water leak with visible black mold growth in Dubai's climate is a problem that will accelerate quickly.

The persistent moisture from your AC leak creates the perfect environment for mold. The fuzzy black spots indicate active growth, and the high humidity we experience for much of the year will only fuel its spread further into the wall cavity and carpet backing. While not all black mold is the infamous Stachybotrys, several species commonly found in damp buildings here can cause significant irritation, worsen allergies, and potentially lead to more serious indoor air quality issues.

For this scenario, a professional inspection is strongly recommended. They can identify the source of the AC leak, assess the full extent of the hidden moisture damage within the wall, and take samples to identify the mold species. This diagnosis is critical for determining the correct remediation plan. In many cases, the wet carpet and damaged section of drywall will need to be removed to properly dry the structure and stop the growth at its source. Delaying action risks more extensive property damage and could impact the health of household members.
