Black mold in wardrobe: DIY fix or call landlord?« Back to Previous Page

My bedroom wardrobe on the outside wall has started to smell really damp, and I just pulled out my winter clothes to find several jackets covered in black spots. This started about two weeks after all that heavy dew we had in the mornings. I’m in an older building in Bur Dubai and I’m worried it’s spreading behind the walls. What’s the most effective way to deal with this myself, and at what point should I call my landlord?

That damp smell and black spots on your clothes are classic signs of condensation-related mold, a very common issue in Bur Dubai's older buildings. The heavy dew significantly increased ambient moisture, which then condensed on the cooler exterior wall behind your wardrobe, creating the perfect damp environment for mold to grow on your belongings and likely within the wall cavity.

For a DIY approach, start by removing all affected items. Wash or dry-clean clothes; non-porous items can be wiped with a diluted white vinegar or soapy water solution. Then, empty the wardrobe and thoroughly clean all interior surfaces with a vinegar or certified mold-cleaning solution. The critical step is to address the moisture source. Wipe down the interior and exterior wall surface to remove all condensation daily. Improve air circulation by moving the wardrobe slightly away from the wall and using a small desiccant dehumidifier or moisture absorber inside the cupboard.

You should inform your landlord now. Under Dubai rental regulations, the structural integrity of the building, including moisture ingress through external walls, is typically the landlord's responsibility. The mold behind the walls is the core issue you cannot fix yourself. Describe the problem in writing, mentioning it followed the period of heavy dew and is on an exterior wall. If the mold returns after your cleaning or the damp smell persists from the wall, you have a strong case for requesting a professional inspection. They need to identify if there's a hidden leak or insufficient insulation causing the persistent condensation. A professional assessment with moisture meters is often necessary to determine the full extent behind the wall.
