Urgent: Black mold from AC leak, need building management now?« Back to Previous Page

The AC in my bedroom in my Jumeirah apartment has been leaking a little onto the carpet for about two weeks. I finally pulled the bed away from the wall and found a patch of black mold about the size of a dinner plate behind it. With the humidity rising again, is this something I need to get the building management to deal with as an emergency this week, or can it wait until the weekend?

Yes, this requires immediate action. A two-week leak in a bedroom, especially with visible black mold growth, is a health and property issue that should be addressed this week. The combination of constant moisture from the leak and Dubai's rising humidity creates an ideal environment for mold to proliferate rapidly behind walls and under carpets.

The primary emergency is stopping the water source. You must contact building management now to have their HVAC technician repair the AC condensate drain line leak. This is their responsibility for common building systems. Frame it as a water leak issue first, as that will get a faster response.

For the mold itself, a dinner-plate-sized patch suggests significant moisture saturation. Do not attempt to clean it yourself with bleach, as this can aerosolize spores and only removes surface discoloration, not the root colony. The carpet pad underneath is almost certainly contaminated and will likely need to be cut out and replaced.

Once the leak is fixed, the affected area requires professional drying and remediation to prevent structural damage and ensure spores are properly contained and removed. In the UAE's climate, incomplete remediation often leads to rapid regrowth. A professional inspection can assess the full extent and recommend the necessary containment and cleaning protocols. For your health, especially in a sleeping area, it is best to avoid using that room until the leak is repaired.
