The AC in our master bedroom closet seems to be leaking a bit of water onto the floor, and now I’ve found a patch of black mold spreading on the back wall. We’ve lived in this Jumeirah Park villa for two years and it’s the first time we’ve had this issue. I’ve wiped it down with bleach, but I’m worried it’s just going to come back. What’s the most effective way to kill the mold for good and who should I call to fix the root cause with the AC unit?

The black mold is likely returning because you've treated the symptom but not the root cause. In Dubai's climate, the primary issue is the AC condensate leak, which provides a constant moisture source for mold to regrow.

For the root cause, you need a certified HVAC technician to inspect the unit. They will check for a clogged condensate drain line, a damaged drain pan, or incorrect unit levelling – common issues here that cause water to leak indoors instead of draining outside. This is a mechanical repair that must be completed first.

Once the leak is fixed, the mold remediation can begin. For a recurring patch, professional removal is advised to ensure spores are contained and the wall is properly treated. Bleach only removes surface discoloration; it doesn't kill the roots (hyphae) penetrating porous materials like drywall or concrete.
