How to safely remove AC mold or call management?« Back to Previous Page

The AC in our bedroom has been leaking a bit for the last couple of weeks, and now we’ve just spotted a patch of black mold spreading on the wall behind the headboard. It has a really damp, earthy smell that’s making us wake up stuffy. What’s the fastest way to deal with this safely ourselves, and when should we call the building management instead?

First, stop using that AC unit to prevent further moisture and mold spread. The damp, earthy smell and morning congestion are strong indicators of an active mold issue that needs immediate attention.
For a small patch (under one square foot), you can clean it yourself with proper precautions. Wear an N95 mask, gloves, and goggles. Move the headboard to fully expose the area. Scrub the mold off the wall with a solution of detergent and water. Do not use bleach, as it doesn't prevent regrowth on porous surfaces like drywall and can irritate your lungs. Dry the area completely with a fan; moisture is the real enemy here. However, the visible mold on the wall is likely just the tip of the iceberg. In Dubai's climate, the constant condensation from a leaking AC unit means mold is almost certainly growing inside the wall cavity and the AC unit's drip pan and ducts. This hidden growth is the source of the persistent smell and health symptoms. Self-cleaning the surface is a temporary fix. You should call building management now. The AC leak is a maintenance issue they are responsible for fixing. Inform them of the leak and the resulting mold growth. For a problem of this scale, a professional inspection is warranted to assess the extent of the hidden damage inside the wall and the air conditioning system. Proper remediation involves fixing the leak, removing affected porous materials like drywall, and a thorough cleaning of the AC unit to stop the cycle of contamination. |
