AC leak causing black mold on carpet: how to clean?« Back to Previous Page

The AC in my apartment in JBR seems to be leaking a bit of water onto the carpet in the bedroom, and now I’m seeing these small black specks spreading out from the vent. It’s been super humid the last few weeks and I’m terrified it’s the start of black mold. What’s the best way to clean this up myself to stop it from getting worse and prevent it from coming back?

Stop using that AC unit immediately to prevent further moisture. The black specks are likely mold growth, a common result of AC condensate leaks in Dubai's high humidity. The carpet and underlying padding are probably wet and need urgent attention to prevent structural damage and widespread contamination.

For a small area (under one square meter), you can attempt to clean it yourself. Wear an N95 mask and gloves. Scrub the visible mold on hard surfaces with a mixture of detergent and water, then disinfect with a solution of one part white vinegar to four parts water. Do not use bleach, as it does not prevent regrowth. However, carpet is porous; you cannot truly clean mold from it, only remove the visible staining. The mold roots (hyphae) remain deep within the fibers and padding.

The only effective solution is to cut out and properly dispose of the affected section of wet carpet and padding. Thoroughly dry the concrete slab beneath with dehumidifiers before even considering replacement. This is critical, as residual moisture will guarantee the mold returns.

Given the AC leak is the source, a professional inspection is strongly recommended. The internal drip pan, drain line, or insulation likely has a blockage or fault that needs repair. Simply cleaning the carpet without fixing the AC unit will lead to immediate recurrence. For confirmed or suspected Stachybotrys (true "black mold"), professional remediation following DHA and DM guidelines is advised to ensure safe removal and verification that the space is truly clean.
