Who is responsible for cleaning black mold in my AC?« Back to Previous Page

The AC in our villa in Mirdif has been making us all cough, and I finally opened up the vent in the master bedroom. There's black, fuzzy mold all over the inside of the unit and the wall behind it. It’s been extra humid for the last month, but this seems really bad. Who is responsible for handling this kind of cleanup, the building management or do I need to hire a specialized company myself?

In a villa, the responsibility for cleaning mold in your AC unit and the surrounding area falls entirely on you as the homeowner. Building management typically handles common areas and central systems, but the internal AC units and ductwork within your villa are part of your private property.

Given the visible black, fuzzy growth inside the unit and on the wall, this is a serious contamination that requires professional remediation. The high humidity in Dubai, especially during summer, creates constant condensation within AC systems, making them a prime breeding ground for mold. Simply cleaning the visible spot is insufficient; the spores will have spread through the ductwork.

You need a specialized mold remediation company. The process involves containment to prevent spores from spreading to other rooms, professional removal of the contaminated materials, and a thorough cleaning of the entire duct system. For a case this advanced, a preliminary inspection and subsequent post-remediation verification test from an independent microbiology lab are crucial to confirm the environment is safe. This provides documented proof the issue is resolved, which is important for your family's health. Look for providers who can show certified methodologies and are willing to provide before-and-after lab reports.
