AC mold in JLT: DIY or pro, and estimated cost?« Back to Previous Page

The AC in our apartment in Jumeirah Lakes Towers has been leaking a bit, and now I've found a patch of black mold in the closet it backs onto. It’s been slowly growing since the last humidity spike a couple of weeks ago. I'm worried about the health risks and the damage to the wall, but I have no idea what it costs to get this properly remediated here. Should I just handle this myself with bleach, or is this a job for professionals, and what's a rough estimate I should expect for a small area?

Black mold near an AC leak in a humid climate like JLT is a job for professionals. The high humidity and constant condensation from Dubai's AC systems create ideal conditions for mold to penetrate porous materials like drywall and concrete, which DIY surface cleaning with bleach cannot address. The root cause is the moisture leak, which must be fixed first.

For a small, contained patch, professional remediation typically involves isolating the area, removing affected porous materials, HEPA vacuuming, and antimicrobial treatment to prevent regrowth. The final step should be a post-remediation verification test from an independent lab to confirm the spore count has returned to normal indoor levels—this is the only way to be sure the problem is solved.

You should expect the cost to be influenced by the need for a moisture inspection to locate the leak's source, the extent of hidden damage behind the wall, and the mandatory lab test for clearance. For a small area, the price is generally reasonable, but you must get a detailed assessment first. Reputable providers will not give a fixed quote without an on-site inspection to determine the full scope. Always request a scope of work that includes the lab test; this is your assurance the remediation was effective.
