How to permanently fix AC leak and treat mold growth?« Back to Previous Page

The AC in my apartment seems to be constantly leaking water onto the carpet in my master bedroom closet in JLT, and now I’m seeing these dark black speckles appearing on the wall behind the clothes. I’ve wiped it down but the dampness and that earthy smell keep coming back within a couple of days. What’s the most effective way to permanently fix the AC leak and treat this so the mold doesn’t just spread through the wall?

The continuous AC leak is the root cause and must be fixed first to stop the mold. In Dubai's humidity, a leaking indoor unit will constantly reintroduce moisture, making any surface cleaning temporary. The leak is likely a clogged condensate drain line, a very common issue here due to dust and microbial growth inside the pipes. A certified HVAC technician needs to clear the blockage, ensure the drain pan is not cracked, and verify the pump (if present) is working.

For the existing mold, wiping visible growth on a non-porous surface like a wall can remove it, but it will return until the moisture source is eliminated. The black speckles you describe suggest surface colonization. However, the persistent earthy smell indicates moisture has likely penetrated the porous building materials, like the drywall or the carpet backing itself, where hidden growth can occur.

Given the location inside a closet and the recurring issue, a professional inspection is strongly recommended. They can use moisture meters to assess the wall's saturation level and determine if wall cavities are affected, which is common in such scenarios. Remediation for saturated drywall or carpet padding typically requires removal and replacement, as these materials cannot be fully dried or decontaminated.

After the leak is permanently repaired and any compromised materials are addressed, the area must be thoroughly dried using industrial dehumidifiers. Only then should antimicrobial treatment be applied. To prevent recurrence, ensure the closet remains ventilated and monitor humidity levels, as Dubai's climate can cause condensation even after a fix.
