Black mold in Dubai villa: call landlord or inspector first?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots spreading along the wall behind our bedroom wardrobe. It's been really humid lately and the room always feels damp, even with the AC on. What's the best way to handle this in Dubai – should I call the landlord first or get a professional mold inspection myself?

In Dubai's high humidity, that damp feeling and black spots spreading behind furniture are classic signs of a persistent moisture issue, not just surface condensation. The wall likely has a continuous water source, perhaps from a small plumbing leak in the wall, rising damp from the ground, or condensation forming on cold walls behind the wardrobe.

Your first step should be to notify your landlord in writing immediately, as this is a maintenance and habitability issue they are responsible for addressing under typical Dubai rental contracts. Do not attempt to clean it yourself with bleach, as this will only remove the surface colour and not the root structure; it will return.

The landlord should arrange for a professional inspection to identify the exact moisture source and mold type. A proper assessment involves using a moisture meter on the walls and often requires an air quality test or surface sampling to identify the species, as some types common in UAE villas require specific containment protocols during removal. Given the spread and location, this is beyond a simple clean-up.

While waiting for their response, improve air circulation immediately. Move the wardrobe a few inches away from the wall and ensure your AC is running consistently; set it to a lower temperature (around 22-23°C) to help reduce humidity in the room. Keep the bedroom door open to allow air to move. Document the mold's spread with date-stamped photos for your records.
