AC mold: DIY cleaning or professional remediation needed?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell, and now I’m seeing small black spots around the edge of the vent in the living room. I’ve tried wiping it down but it comes back. Is this something I can handle myself with cleaning products from ACE, or do I need to call a professional company for a proper AC cleaning and mold remediation, and what’s the typical cost for that?

Visible mold regrowth after wiping indicates a deeper issue within the AC unit or ductwork, which DIY cleaning cannot resolve. The damp smell confirms active microbial growth, a common problem in Dubai due to high humidity and year-round AC use creating constant condensation.

For a few isolated spots on the vent cover, a thorough cleaning with a microfiber cloth and a solution like white vinegar can be a temporary measure. However, since the odor persists and the spots return, the contamination is likely inside the system. Sprays from a hardware store are surface treatments and cannot address the root cause inside the evaporator coils or drip pans, where moisture accumulates.

Professional assessment is recommended. A proper inspection involves using a borescope to examine internal components and often includes air or swab sampling sent to a microbiology lab to identify the mold species. This determines the necessary remediation scope. For internal AC contamination, specialized equipment like high-pressure HEPA vacuums and antimicrobial coatings applied by certified technicians are required to prevent rapid regrowth.

The cost for professional remediation is not fixed; it varies significantly based on the AC system type (central vs. mini-split), the extent of contamination, and whether duct cleaning is needed. You should request a detailed on-site assessment and quotation from a provider that can document their process with before-and-after evidence.
