How to permanently remove and prevent black mold in AC?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this damp, earthy smell every time it kicks on, and I just found patches of black mold inside the vent. We had a company come out to clean the ducts last year, but it’s clearly come back. What’s the most effective way to get rid of this for good and prevent it from coming back, especially with our humid summers?

Black mold in AC vents requires addressing both the symptom and the source. The damp smell and visible growth indicate an active moisture problem inside the system, which a standard duct cleaning alone cannot fix.

Effective removal starts with a professional inspection to identify the moisture source, often a clogged condensate drain pan or line. The entire contaminated section, typically the evaporator coils and ductwork, must be treated with EPA-approved antimicrobial solutions, not just wiped. For porous insulation inside the ducts that cannot be adequately cleaned, removal and replacement is often the only permanent solution.

Preventing recurrence is critical in Dubai's climate. Ensure your AC unit is correctly sized for the space; an oversized unit cools too quickly and shuts off without running long enough to properly dehumidify the air, leaving excess moisture that promotes mold. Maintain indoor humidity levels below 60% using a dehumidifier if necessary. Schedule biannual professional AC maintenance before and after the peak summer season to clean the drain line, check insulation, and ensure the system is removing humidity effectively.

For a recurring issue in an apartment, the problem could also stem from the building's central cooling tower or shared condensate lines, which would require building management involvement. A certified mold assessment can document the species and extent to guide the correct remediation protocol.
