Black mold on bedroom wall in Dubai: landlord or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe. It’s on the wall that faces the outside of our building in Jumeirah Village Circle, and the room has felt really damp lately even with the AC on. What’s the best way to get this properly treated here in Dubai, and should I call my landlord first or just hire a professional myself?

Notify your landlord immediately in writing, as they are legally responsible for maintaining the property under Dubai rental law. For mold spreading behind furniture on an external wall, this is likely a building envelope or condensation issue they must address.

In Dubai's climate, external walls can develop condensation due to the high outdoor humidity meeting cooled indoor surfaces. This persistent moisture allows mold to thrive. Simply cleaning the visible spots will not solve the underlying problem; the source of the dampness must be identified and rectified.

Request that your landlord arranges for a professional inspection. A proper assessment involves moisture mapping the wall to find the entry point and using lab testing to identify the mold type, as some species require more stringent containment during remediation. The fix may involve repairing external sealants, improving insulation, or addressing internal ventilation.

Do not attempt to remove significant growth yourself, as disturbing it can aerosolize spores throughout your home. Keep the area ventilated and avoid using the AC unit in that room until it's inspected, as it could be spreading spores. A reputable local inspector can provide your landlord with a documented cause and scope of work, which is essential for any lasting solution.
