Should I handle black mold myself or call my landlord?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I've just found a patch of black mold on the back of the bedroom closet wall. It's been humid lately and I think the moisture built up without me noticing. What's the best way to handle this myself, or should I call my landlord first?

Call your landlord immediately and report the leak and mold in writing, as this is their responsibility to fix under Dubai rental regulations. Do not attempt to handle significant black mold yourself, as improper cleaning can aerosolize spores and spread the problem.

The leak from your AC unit is the root cause, and it must be repaired by a qualified technician to stop the moisture. In Dubai's high humidity, any persistent dampness leads to rapid mold growth. The visible patch is likely just the surface manifestation; moisture often travels within walls, so the full extent is unknown.

For a small patch (less than one square foot), you could carefully clean it with a vinegar or diluted bleach solution while wearing an N95 mask and gloves. However, given the location—a closet wall where moisture may be trapped—and the fact it resulted from an AC leak, a professional assessment is strongly advised. They can use moisture meters and thermal cameras to check for hidden dampness and recommend a proper remediation plan to ensure it doesn't return. A certified inspector can also take a sample for lab analysis to confirm the mold type, which is particularly important for black-colored mold due to the potential health risks from certain species.
