Should I call landlord or inspect mold myself in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it, probably from all the humidity lately. What's the best way to handle this properly in Dubai – should I call the landlord first or get a professional mold inspection myself?

Document the mold with clear photos and immediately notify your landlord in writing. Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the property's structural integrity and addressing issues like dampness and mold that affect habitability.

Given the symptoms and the hidden location behind the wardrobe, a professional inspection is strongly recommended before any cleanup is attempted. The black spots indicate a moisture issue, likely from condensation against an exterior wall that's common with our year-round AC use and high humidity. Disturbing it yourself can release a large number of spores and potentially worsen your children's coughing.

A certified inspector can use a moisture meter to find the source of the dampness—whether it's a hidden leak, insulation failure, or condensation—and take an air or surface sample for lab analysis. This identifies the species and confirms if it's among the types known to cause respiratory irritation. This evidence is crucial for ensuring the landlord addresses the root cause, not just the visible mold, and protects your family's health.
