The AC in our Jumeirah Village apartment has been making this weird damp smell for the last couple of months, and I’ve been waking up with a stuffy nose and a sore throat that just won’t go away. I finally pulled the filter out yesterday and the back of it was covered in this black, powdery dust. Could this be mold causing my symptoms, and how do I properly clean the unit to make sure it’s gone?

Black dust in AC filters is very often mold, especially in Dubai's humid climate. The constant condensation inside AC units creates a perfect damp environment for mold growth. Your symptoms—stuffy nose, sore throat, and the damp smell—are classic signs of exposure to mold spores circulating from a contaminated system.

Cleaning the filter is a good first step, but it rarely solves the problem. The mold you see is just the fruiting body; the main colony is likely growing deep inside the damp evaporator coils and drain pan, which you cannot access without disassembling the unit. Simply wiping the visible parts or spraying a disinfectant is a temporary fix.

For a proper remediation, the entire internal cooling system needs to be accessed, cleaned with EPA-approved biocides, and have any standing water in the drain pan removed. The drain line should also be flushed to prevent future clogs. Given the persistent symptoms and visible growth, a professional inspection is recommended. They can use borescopes to assess the internal coil condition and determine the full extent of contamination. In many cases, a full system clean by a certified technician is the only way to ensure the mold is gone and your air quality is restored.
