Can I clean my moldy AC myself or need a pro?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all a bit stuffy and I finally pulled the filter out to check it – there's black and greenish dust all over the inside of the unit. I tried wiping it down with vinegar, but the musty smell comes back within a day. Is this something I can tackle myself with a proper cleaner from Ace Hardware, or do I need to call a professional mold inspection company to check the entire duct system?

That black and greenish dust is a clear sign of microbial growth, and the recurring musty smell after a vinegar wipe confirms it's active. In Dubai's high humidity, AC units are prime spots for mold due to constant condensation inside the drain pan and deep within the evaporator coils.

For a surface-level issue confined solely to the accessible filter and front grille, a thorough cleaning with a specialized HVAC cleaner from a hardware store can be effective. However, your description of dust "all over the inside of the unit" and the immediate return of the odor suggests the growth is extensive and likely deep within the system, beyond what you can see or reach. Vinegar is not effective at killing many common mold species found in AC systems.

Attempting a deep clean yourself risks dispersing a high concentration of spores into your apartment every time you turn the unit on. A professional inspection is recommended to assess the entire system, including the hidden evaporator coils, drain pan, and ductwork. They use containment procedures and industrial-grade biocides designed for HVAC systems. In many Dubai apartments, cross-contamination in the central ducting serving multiple units is a known issue, which a pro can identify. The inspection will determine if a full remediation of the duct system is necessary.
