How to inspect and fix black mold in Dubai villa?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall that faces outside. It seems to have gotten worse since the weather got more humid. I'm really worried it's spreading behind the clothes and into the walls. What's the most effective way to get a proper inspection to find the source of the moisture so we can fix this for good?

The black mold in your closet is likely due to condensation forming on that exterior wall, a very common issue in Dubai villas, especially during humid months. The wall is likely cooler than the room's dew point, causing moisture from the air to condense on it and create the perfect environment for mold.

A proper inspection must find the moisture source to fix this for good. For a case like this, a professional inspection is strongly recommended. They will use a moisture meter to measure the water content inside the wall itself and a thermal imaging camera to visually identify the exact cold spots and any hidden moisture behind the clothes or drywall. This is critical to understand the full extent.

The root cause could be insufficient insulation in that exterior wall, a small hidden leak from a pipe or external waterproofing failure, or simply the constant cycling of AC making that wall a persistent condensation point. DIY cleaning will only remove the visible growth temporarily; the mold will return unless the moisture issue is resolved.

After the inspection identifies the source, remediation involves fixing the leak or improving insulation, then properly removing the contaminated materials. For a permanent solution, request an inspection report that includes the moisture readings and thermal images. This provides the evidence needed for any contractor to accurately quote the repair work.
