How to treat and prevent mold on exterior wall?« Back to Previous Page

We've lived in our villa in Jumeirah for two years and just noticed a bunch of black spots growing along the bottom of the wall in our master bedroom, right behind the headboard. It's the wall that faces outside, and with the recent humidity, it's gotten worse. I'm worried it's mold and I want to stop it for good. What's the most effective way to treat this and prevent it from coming back, especially since it's on an exterior wall?

This is a classic Dubai villa issue, particularly on exterior walls facing the sea. The black spots are very likely mold, thriving on condensation that forms when the hot, humid outdoor air meets your cooler, air-conditioned interior wall surface.
First, move the headboard and any other furniture away from the wall to improve air circulation. To treat the existing growth, wear a mask and gloves. Wipe the area with a solution of white vinegar or a dedicated mold-cleaning product, then ensure the wall is thoroughly dried. Do not simply paint over it, as the mold will bleed through. Preventing its return requires addressing the root cause: the temperature differential. Your AC is likely set too cold, creating significant condensation on that wall. Raising the temperature by just a degree or two can dramatically reduce sweating. Ensure your AC unit is serviced and that its condensate drain line is not blocked, as a clog can increase indoor humidity. Use a dehumidifier in the room, especially during the more humid months, to keep relative humidity below 60%. For a permanent solution, consider improving the wall's insulation. An insulation layer on the interior side of the exterior wall can create a thermal break, preventing the cold surface where condensation occurs. If the problem is severe or recurs after cleaning, a professional inspection can identify the exact species and moisture source. In many cases, a thermographic camera is used to pinpoint cold spots and moisture intrusion invisible to the naked eye. |
