Black mold in bedroom from hidden AC leak?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, fuzzy spots spreading along the corner of our master bedroom wall behind the wardrobe. It’s an interior wall and I’m worried it’s from a hidden AC leak. What’s the best way to get this tested and properly removed here in Dubai without getting our landlord involved right away?

Black mold growth behind furniture on an interior wall is a common indicator of a hidden AC condensate leak or excessive humidity trapped against the cold wall surface. Dubai's high humidity, especially during summer months, creates ideal conditions for this when condensation forms.

For a proper assessment, you need a professional inspection that includes a moisture meter reading of the wall and surrounding area to locate the water source. The black substance should be professionally sampled for lab analysis to confirm if it is Stachybotrys (toxic black mold) or a more common, less hazardous type like Cladosporium. This identification is critical for determining the remediation protocol.

Do not attempt to clean it yourself with bleach, as this can aerosolize spores and will not address the moisture problem. The leak must be repaired first. In Dubai, remediation often involves isolating the area, removing affected drywall and insulation, and using HEPA filtration.

While involving the landlord is ultimately necessary for repairs, you can first get a diagnostic report from a certified inspector. This provides concrete evidence of the issue and the required fix, which can facilitate discussions with the property owner. A reputable inspector will provide documented findings from the moisture assessment and lab analysis.
