AC blowing damp smell with black spots: urgent?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a really damp, earthy smell, especially when it first turns on. We’ve lived here for 2 years and just noticed this problem starting about two weeks ago. I’ve found a few small black spots around the edge of the vent in the master bedroom. Given how humid it's been lately, is this something I need to get an expert to look at immediately, or can it wait until next week?

That damp, earthy smell from your AC, especially on startup, is a strong indicator of microbial growth inside the unit or ductwork. The black spots around the vent are a visible confirmation. Given Dubai's recent high humidity and the fact that AC systems run year-round, condensation inside the unit creates a perfect environment for mold.

This should be addressed promptly. While it may not be a midnight emergency, waiting weeks is not advisable. The constant circulation of spores can worsen allergies, cause sinus irritation, and potentially damage the AC system itself if the growth is extensive.

For a rented apartment in Jumeirah, your first step should be to notify your building management or landlord immediately. Dubai's rental regulations often place maintenance responsibility on the property owner. They should arrange for a proper inspection.

Do not attempt to clean it yourself with bleach or store-bought sprays, as this can aggravate the spores and spread them further. A professional assessment is needed to determine the source and extent of the growth, which could be in the evaporator coils, drip pan, or deeper within the ducts. The inspection will dictate if a simple coil cleaning or a more involved remediation is required.
