How to remove mold from AC leak and prevent return?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below, and now I’ve spotted a small black patch of mold growing in the corner. I got the AC unit serviced last week to stop the leak, but I’m worried the mold might come back or spread. What’s the best way to completely remove this existing mold from the carpet and wall and ensure it doesn’t come back, especially with our humid weather?

The immediate priority is addressing the moisture source, which you've done by servicing the AC unit. For the existing mold, the approach depends on the size and material. A small patch on a non-porous wall surface can often be cleaned with a vinegar or diluted bleach solution, but porous materials like drywall or carpet backing often require cutting out and replacing the affected section to prevent regrowth.
Given Dubai's high humidity and constant AC use, the underlying moisture may have penetrated deeper than the surface. The carpet pad and subfloor are common reservoirs for hidden mold after a leak. A professional inspection with a moisture meter is the most reliable way to verify the area is completely dry. They can also assess if the wall cavity needs to be opened for drying. To prevent return, ensure the serviced AC unit is not only leak-free but also correctly sized and draining properly, as chronic condensation is a frequent issue. Maintain indoor humidity below 60%; using a dehumidifier in the room, especially during more humid winter months, can help. Increase ventilation when possible. For peace of mind, a post-remediation verification test (like a surface sample) can confirm the mold was fully removed before repairs are finalized. |
